The 10 most common scams: 1) Sale of a property using a forged land title, 2) Property developer who disappears with deposits (off-plan purchase with no completion guarantee), 3) Intermediary posing as a licensed estate agent, 4) General power of attorney misused by the appointed representative, 5) Collective land sold as privately owned land, 6) Ghost holiday rental (non-existent Airbnb listing), 7) Fraudulent investment scheme promising guaranteed returns, 8) Lawyer or notary not registered with their professional body, 9) Identity theft used to sell your property, 10) Fictitious administrative fees demanded by an intermediary. How to protect yourself: always verify the land title on ancfcc.gov.ma, never grant a general power of attorney, systematically use a notary for all transactions, verify that any professional is duly registered with their relevant body, and never transfer funds without a contract signed before a notary.
