Confirmed success in numbers
By end of October 2025, over 170,000 applications were submitted via the official daamsakane.ma platform, with more than 72,000 approved. The most striking figure for the diaspora: 26% of beneficiaries are Moroccans abroad. This means nearly 19,000 Moroccans living overseas have already received 70,000 or 100,000 MAD in aid to buy a home in Morocco.
What the 2026 Finance Law changes
The 2026 Finance Law strengthens the program with two key measures. First, owners in co-ownership situations (heirs holding a share of a family property) are now eligible. Second, anti-speculation rules are tightened: any resale before 5 years of effective occupation requires full repayment of the aid, plus property profit tax.
The primary residence rule for Moroccans abroad
MRE cannot always occupy the property permanently. The law provides an alternative: the property can be made available free of charge to a spouse, parent, or child. Any paid rental or making available to a third party before 5 years triggers full repayment.
The winning combination: Daam Sakane + 80% mortgage
Since IGOC 2026, Moroccan banks can finance up to 80% of the property value for MRE (up from 70%). Combined with Daam Sakane, this creates a remarkable scenario: on a 300,000 MAD property, the aid covers 100,000 MAD, the loan can cover 160,000 MAD, and the MRE's actual contribution is limited to 40,000 MAD.
