Real Estate: an adoul for your titled property anywhere
Law 051.26 removes territorial constraints for adouls on titled properties, allowing them to act outside their Court of Appeal. This measure simplifies procedures for Moroccans abroad. It takes effect 90 days after publication in the Official Bulletin, after August 10, 2026.

Buying or selling a titled property in Morocco is set to become simpler. The new law on adouls removes a territorial constraint that complicated procedures, especially when managing a file from abroad. The text now allows an adoul to draw up a deed for registered real estate located outside the jurisdiction of their Court of Appeal.
Concretely, if you own a titled flat in Agadir but happen to be in Casablanca, you can choose an adoul on the spot. No more need to search for a professional attached to the region where the property is located. This exception appears in Law 051.26, promulgated by dahir and published in the Official Bulletin.
The change only concerns registered real estate. Other deeds remain subject to the classic territorial rules provided for by the same law. For MREs who concentrate their travel on short stays, this additional room for manoeuvre simplifies organisation.
Warning: the measure is not yet applicable. The law enters into force 90 days after its publication in the Official Bulletin, i.e. after 10 August 2026. Until then, the current rules of territorial jurisdiction remain in place for all transactions.
