Property: Moroccans remain top foreign buyers in Spain

The Spanish property market saw foreign purchases fall by 13% in the first half of 2026. This is the sharpest decline recorded since the 2020 health crisis. Yet Moroccans continue to punch above their weight.

With 4,960 transactions, they lead the foreign nationalities, ahead of the British and Italians. This volume accounts for 8% of all purchases by non‑Spanish buyers. Moroccans are the leading group, despite a sluggish market.

On the British side, they total 4,541 operations, representing 7.3% of the foreign market. Italians follow with 4,109 transactions and a 6.6% share. Among Russians the drop is dramatic: -26.2%, closely followed by the Chinese (-26.1%), Americans (-22%) and the British (-21%). Only Venezuelans buck the trend with a 10.2% increase.

The decline hits non‑residents harder, whose acquisitions fell 18% in the first half, for a total of 22,940 homes. Foreigners resident in Spain limited the damage with a 9.7% decrease. By region, Cantabria shows the steepest fall: -20.5% of transactions.
