MRE real estate: how to combine the 80% mortgage and Daam Sakane aid to buy with just 40,000 MAD down

How the combination works
The IGOC 2026 raised the MRE mortgage financing rate from 70% to 80% of the property value. In parallel, the Daam Sakane program provides direct aid of 100,000 MAD for any new home purchase under 300,000 MAD including tax (or 70,000 MAD between 300,001 and 700,000 MAD).
Simulation on a 300,000 MAD property
For a new apartment at 300,000 MAD including tax, eligible for Daam Sakane:
- •Property price: 300,000 MAD
- •Daam Sakane aid: 100,000 MAD
- •Remaining to finance: 200,000 MAD
- •Bank loan (80% of 200,000 MAD): 160,000 MAD
- •MRE actual down payment: 40,000 MAD
At a 4.5% rate over 20 years, the monthly payment would be approximately 1,010 MAD per month. An accessible amount from Europe via monthly bank transfer.
Simulation on a 600,000 MAD property
For a property at 600,000 MAD including tax:
- •Property price: 600,000 MAD
- •Daam Sakane aid: 70,000 MAD
- •Remaining to finance: 530,000 MAD
- •Bank loan (80% of 530,000 MAD): 424,000 MAD
- •MRE actual down payment: 106,000 MAD
Conditions to meet
Both program conditions must be met simultaneously. For Daam Sakane: Moroccan nationality, no property ownership in Morocco, new first-sale property with habitation permit after 01/01/2023. For the 80% mortgage: the 20% down payment must go through documented foreign currency conversion via your MRE account.
Watch out for additional costs
Do not forget to budget for notary fees (1 to 1.5%), registration duties (4%), land conservation (1.5%) and stamp duty. Count approximately 8 to 10% of the property price in additional costs.
